Cain & Fusion Joint Venture

The team started 2022 by acting on the sell side for Fusion Students in the structuring of a £1.5bn JV with Cain International. The Harris Associates PBSA team introduced Cain International to Fusion Students to advise on the joint venture of 9 sites, 
of which 4 were current assets and the further 5 were 
pipeline assets.

Fusion Portfolio Acquisition

Harris Associates advised Lone Star Value-Add Fund on the Fund’s indirect acquisition of a high-quality portfolio of student accommodations assets. The acquisition consists of a portfolio of 2,621 beds across four prime student markets: Cardiff, Hatfield, Swansea, and Sheffield.

JOHNSON BUILDING ACQUISITION

Harris Associates purchased The Johnson Building Estate off-market from Derwent London PLC on behalf of clients ARAX properties Ltd for £170m.The asset is a substantial 194,000 sq ft office campus, comprising five statement buildings arranged around a central courtyard. In the heart of Clerkenwell, The Estate is situated on the famed thoroughfare of Hatton Garden.

HIGHGATE STUDIOS JOINT VENTURE

The asset was held in the same family ownership for over 30 years with no previous appetite to dispose of the 210,000 sq ft landmark site. Harris Associates reached out to the family to set up a meeting to discuss pitching the asset in a quiet closed-process. The team pitched Highgate Studios to KKR and Hondo which they, in a joint venture, completed on for £145m last year, setting a price record in the area.

EDMONTON ACQUISITION

Harris Associates approached the vendor who had the asset within his family for over 20 years. After months of discussions the vendor expressed that they were ready to explore disposing of the asset. The team then reached out to Argo who already owned assets on the Edmonton Estate and advised them on 
the off-market purchase. It was only six months later that we presented Argo with an offer of £50m for the asset.

William Pears

Harris Associates acquired a portfolio of 3 multi-let industrial estates in excess of 550,000 Sq Ft on behalf of Pears Property. The portfolio was purchased for a price of £43m, reflecting a 
net initial yield of 6.25%. Having asset managed the estates over a period of 18 months, Harris Associates divided up the assets and subsequently sold all 3 properties individually with 
a combined total sale price of £70m.
